First of all, just because your house is “built to code” does not mean it is energy efficient or comfortable. CODE IS NOT A QUALITY STANDARD, IT IS A MINIMUM STANDARD. In other words, the lowest bidder, not the highest quality professional, is building your home to the least acceptable requirement according to AZ Registrar of Contractors.
Builders are laying off experienced superintendents and cutting ties with experienced trades. They are replacing them with lesser-qualified or unskilled labor in an effort to reduce costs. This leaves you (the home buyer) with no protection since the sales agent and the superintendent are hired by the builder to protect the builder. WHO’S ENSURING THE QUALITY OF YOUR HOME DURING THE CONSTRUCTION PROCESS? The sales agent? Nope, they represent the builder. The superintendent? Not in a million years. The answer should be your Realtor (if they have the construction knowledge and experience).
Most realtors are going to escort you to the sales office, sign you in, disappear, and wait to get paid. When a Realtor enters into a relationship with a client, he/she has certain responsibilities to protect that buyer’s interest in the transaction. We believe that any client deserves better than that.
New home representation does not cost you anything. However, if you have no representation, or if you choose the wrong Realtor, it may cost you thousands of dollars, stress, time, and/or the comfort and quality of your home.
