Because you never know when you might buy the winning lotto ticket or strike oil in your own backyard, Jackalope Ranch has put together a list of the five most expensive neighborhoods in metro Phoenix. To assemble this list of costly communities, they looked at neighborhoods with the highest average price of listed homes. Not surprisingly, the majority of high-dollar homes resided in the Scottsdale and Paradise Valley areas.
Jokake Camelback Properties
Between McDonald and Jackrabbit roads, Invergordon and Yucca roads
Average price of homes listed: $11,350,000
The Jokake Camelback subdivision of Paradise Valley is a hidden gem of mini mansions concealed in tall hedges and security gates that don’t mess around. The properties boast large lot sizes and close proximity to resorts like the Sanctuary and Camelback Inn as well as Scottsdale Fashion Square and Camelback Mountain. Houses currently listed in this area range between $8,950,000 and $13,750,000.
Silverleaf
Gated entrance at Thompson Peak Parkway and Windgate Pass
Average price of homes listed: $8,926,400
Silverleaf takes the cake when it comes to the sheer number of high-value homes in a single gated area. The DC Ranch community is a labyrinth of homes rising up into the McDowell Mountains complimented by private parks, an exclusive golf course, and a 24-hour fitness facility. While the neighborhood isn’t exactly within walking distance to much, it is only a short drive to North Scottsdale hubs like WestWorld, Kierland Commons, and Scottsdale Quarter. Currently listed homes in Silverleaf are priced as low as $4,725,000 and as high as $32,000,000.
Morning Glory Meadows
Between Orchid and Mockingbird lanes, Morning Glory and Invergordon roads
Average price of homes listed: $11,240,000
Morning Glory Meadows is a fairly new development in Paradise Valley, with a good number of custom homes still under construction. Although this neighborhood is ungated, it is by no means low brow. Houses here are walking distance to the Camelback Golf Cluband a short distance to the high-end health club, The Village at Gainey Ranch. Houses at Morning Glory Meadows range in price from $8,875,000 to $18,500,000.
Villaresi
Between Mockingbird Lane and Maverick Road, Invergordon Road and 62nd Place
Average price of homes listed: $7,767,500
Villaresi is a gated community just within walking distance from the aforementioned Morning Glory Meadows. Like Morning Glory Meadows, this development is still in the process of adding new homes, but the ones that have already been built are exceptionally grand, with such features as tennis courts, gyms, private saunas, massive fireplaces, and resort-style pools. Homes currently listed in Villaresi range from $6,795,000 to $8,740,000.
Clearwater Hills
Gated entrance located off Clearwater Parkway and Tatum Boulevard
Average price of homes listed: $8,926,400
Although Clearwater Hills isn’t a particularly new community in Scottsdale, the homes have by no means deteriorated in value. The Scottsdale neighborhood shares a close distance with the Montelucia Resort and the Paradise Valley Country Club. Currently listed homes in this neighborhood range between $5,000,000 and $8,950,000.
